Location
Helmstedt is the district town of the Helmstedt district in Lower Saxony.
The town lies between Elm and Lappwald, approximately 40 km east of Braunschweig, on the border with Sachsen-Anhalt. Helmstedt can be reached via the A2 motorway, which runs in the immediate vicinity, with three junctions (exits 61-63). Since 2005, the B1 has bypassed the town in an east-west direction. The B244 and B245a approach the town from the north and south.
During the division of Germany, the most important border crossing (Helmstedt checkpoint) between the Federal Republic of Germany and the GDR was located here on the A2, as well as the western end point of one of the transit routes to West Berlin.
The small, almost fully built-up plot forms a corner site at Albrechtsstrasse/Ziegenmarkt. Both streets are local access roads in the northern city centre, with Ziegenmarkt being a one-way street. The surrounding development consists of closed 2- to 3-storey buildings, in a closed construction style, partly incorporating shops. The city centre with the market square/town hall can be reached on foot within a few minutes.

Right of Withdrawal
You have the right to withdraw from this contract within fourteen days without giving any reason.
The withdrawal period is fourteen days from the day the contract is concluded.
To exercise your right of withdrawal, you must inform us (L&B Immobiliya EuRus GmbH, Frankfurter Allee 18, 10247 Berlin, Tel: 030 76214976, Email: info@immobiliya.de) by means of a clear declaration (e.g. a letter sent by post or an email) of your decision to withdraw from this contract. You may use the attached model withdrawal form, although this is not obligatory.
To meet the withdrawal deadline, it is sufficient that you send your notice of the exercise of the right of withdrawal before the withdrawal period expires.
Effects of withdrawal
If you withdraw from this contract, we shall reimburse to you all payments received from you, including the costs of delivery (with the exception of the supplementary costs resulting from your choice of a type of delivery other than the least expensive type of standard delivery offered by us), without undue delay and in any event not later than fourteen days from the day on which we are informed about your decision to withdraw from this contract. We will carry out such reimbursement using the same means of payment as you used for the initial transaction, unless expressly agreed otherwise with you; in any event, you will not incur any fees as a result of such reimbursement.
