Berlin-Reinickendorf: prices, rents and location
Reinickendorf in the north-west of Berlin is a green district with Lake Tegel (Tegeler See), Tegel Forest (Tegeler Forst) and numerous residential estates. Frohnau, Hermsdorf, Heiligensee, Konradshöhe and Lübars are characterised by villas and detached houses; the Märkisches Viertel is a large housing estate from the 1960s and 1970s, and the Weiße Stadt is part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne). Period buildings are found mainly in the locality of Reinickendorf around Letteplatz and Residenzstraße.

The district
On the site of Tegel Airport, closed in 2020, the Schumacher Quartier with more than 5,000 planned homes and the Urban Tech Republic research and industrial park are being built; construction of the first homes was announced to begin in 2026, and according to reports they are due to be ready for occupation in 2028/29. The district has 270,735 inhabitants (as at 30.06.2026); the average age is 44.7 years.
For investors
Reinickendorf has a comparatively low purchase price level of around 3,755 €/m² (Gutachterausschuss 2025) with an asking rent of 12.80 €/m² (IBB 2025). The long-term development of former Tegel Airport offers opportunities; however, the construction period and its effect on the surrounding area cannot be predicted. Milieu protection affects only two areas (Letteplatz, Scharnweberstraße/Klixstraße). Risks: the large housing estates and the locations in the locality of Reinickendorf are more price-sensitive, owner occupation dominates in the villa suburbs, and the rent cap and conversion ban apply throughout Berlin.
