Berlin-Lichtenberg: prices, rents and location
Lichtenberg in the east of Berlin extends from locations close to the city centre on Frankfurter Allee and Rummelsburger Bucht to Hohenschönhausen in the north. Besides prefabricated (Plattenbau) estates in Fennpfuhl, Friedrichsfelde and Neu-Hohenschönhausen, there are period neighbourhoods such as the Weitlingkiez and the Kaskelkiez, the villas and housing estates of Karlshorst, and new-build quarters on the Rummelsburger Bucht. Tierpark Berlin is located in Friedrichsfelde.

The district
The district has 318,905 inhabitants (as at 30.06.2026). At 94.5 %, the share of rented flats is the highest in Berlin, and the average flat, at 64.7 m², is the smallest (IBB, 2024). Lichtenberg station, Ostkreuz close by, as well as the U5, S-Bahn and tram ensure good connections.

Lichtenberg offers a location close to the city centre at moderate prices: the purchase price level is around 4,698 €/m² (Gutachterausschuss 2025), the asking rent 13.33 €/m² (IBB 2025). Freehold flats are comparatively rare because of the high proportion of rented flats. Three social preservation areas (Kaskelstraße, Weitlingstraße, Fanningerstraße) affect the period neighbourhoods in Rummelsburg and Lichtenberg. Risks: below-average net household income (2,350 €, IBB 2024), asking rents below the Berlin average, and the rent cap and conversion ban applying throughout Berlin. Locations such as Karlshorst or Rummelsburg differ markedly from the large housing estates.
