Berlin-Treptow-Köpenick: prices, rents and location
At 167.73 km², Treptow-Köpenick is Berlin's largest district by area; a large part consists of woodland and water, including the Müggelsee, the largest lake in Berlin. The buildings are diverse: period buildings in Alt-Treptow, Köpenick and the Schöneweiden, prefabricated buildings in parts of Köpenick and Altglienicke, and many detached houses and villas in Friedrichshagen, Grünau, Rahnsdorf, Müggelheim and Schmöckwitz. The Gartenstadt Falkenberg is part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne).

The district
The economic focus is the Adlershof science city, with, according to the Senate, around 1,300 companies and around 29,600 employees (2025). Oberschöneweide has developed from an industrial site into a university and creative location. BER Airport lies south of the district and can be reached by S-Bahn. Treptow-Köpenick is Berlin's focal point for new construction: in 2024, with 4,063 flats, one in four flats completed in Berlin was in the district (IBB).
For investors
Treptow-Köpenick combines a high quality of life in green surroundings with growing employment in Adlershof and proximity to BER. The purchase price level is around 4,931 €/m² (Gutachterausschuss 2025), and the asking rent, at 15.60 €/m², is close to the Berlin average (IBB 2025). The district is growing: the population rose from 297,236 (31.12.2024) to 305,168 (30.06.2026, both Statistical Office). Milieu protection affects only three areas (Alt-Treptow, Nieder- and Oberschöneweide). Risks: the high volume of new construction (2024: 4,063 completed flats, IBB) means more competition for tenants; outlying areas without the U-Bahn are less well connected. The rent cap (Mietpreisbremse) and conversion ban apply throughout Berlin.
