Berlin-Pankow: prices, rents and location
With 428,973 inhabitants, Pankow is Berlin's most populous district and extends from inner-city Prenzlauer Berg to the northern city boundary. Prenzlauer Berg is a self-contained Gründerzeit period area that was largely refurbished after 1990; Weißensee and the locality of Pankow mix period buildings, inter-war buildings and new builds. To the north follow village-like localities with detached and two-family houses, such as Französisch Buchholz, Rosenthal, Blankenburg, Karow and Buch.

The district
Well-known neighbourhoods are Kollwitzkiez, Helmholtzkiez, Bötzowviertel and Winsviertel in Prenzlauer Berg, the Florakiez in Pankow and the Komponistenviertel in Weißensee. The Wohnstadt Carl Legien in Prenzlauer Berg is part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne). At 2,900 €, the median net household income is above the Berlin median of 2,675 € (IBB, 2024).

Pankow is a highly sought-after residential district with a purchase price level of around 5,775 €/m² (Gutachterausschuss 2025) and an asking rent of 17.00 €/m² (IBB 2025). The range is wide: Prenzlauer Berg is priced close to the inner-city districts, the northern localities considerably lower. With 14 social preservation areas, large parts of the period housing in Prenzlauer Berg as well as Pankow-Zentrum and Pankow-Süd are under milieu protection (Milieuschutz) (permit requirement for modernisations, restricted right of first refusal for building sales). The rent cap and the conversion ban also apply throughout Berlin. Opportunities arise from continuing in-migration; yields in the sought-after period locations tend to be low because of high purchase prices.
